If you are a listing agent, we can manage your client's property while you continue to be the listing agent. In order to facilitate the listing, rental, and management of your client's property, we have a standard operating procedure so each party understands their role with the common goal of serving your client's needs and growing their investment. Here is the standard operating procedure that we use when working with agents and their clients. Standard Operating Procedures for Listing Agents & Harbour Property Management
When a listing agent and a property management company work together, it is important to clarify the expectations and responsibilities of each agency. The listing agent (also listed as “agent”) and Harbour Property Management LLC (also listed as “HPM”) understand and agree to the following:
The listing agent agrees and understands that he/she will supply HPM with all necessary information, including, but not limited to parking spaces and numbers, storage unit numbers, mailbox numbers, HOA documents, and any other documents or information needed by the tenant and/or property management company. Providing this information is the sole and exclusive responsibility of the listing agent.
The listing agent agrees and understands that HPM will be provided with photos and property information to be placed into our Appfolio system.
The listing agent agrees and understands that all applications must be sent out by HPM and go through the HPM Appfolio portal. Any application other than the HPM application will not be reviewed or considered, and any fees incurred for erroneous applications will be the sole and exclusive responsibility of the listing agent.
The listing agent agrees and understands that HPM will review the application, screen the tenants, and make all tenant recommendations to the owner.
The listing agent agrees and understands that HPM will write all leases to be signed by the owner and the tenant.
HPM agrees and understands that all leases and addendums will be sent to the listing agent once ratified.
The listing agent agrees and understands that all monies, including security deposits, pet deposits and first month of rent, will be collected by HPM and distributed to the participating brokerages after collection and clearance of the funds.
The listing agent agrees and understands that all security deposits and owner maintenance deposits will be held in the escrow account of Harbour Property Management LLC.
HPM agrees and understands that the owner and the property are the listing agent’s listing and the listing agent’s client.
HPM agrees and understands that all language pertaining to the potential future sale of the property will be struck through in the property management agreement.
Listing agent agrees and understands that he/she will place the following information in the MLS and within any other listing:
Application Fee: There is a $60 application fee.
Other Fees: $45.95 per month (required Resident Benefit Package)
Repair Deductible: $100.00

Agent Remarks:
All Harbour Property Management LLC residents are enrolled in the Resident Benefits Package (RBP) for $45.95/month which includes renters’ insurance, HVAC air filter delivery (for applicable properties), credit building to help boost credit scores with timely rent payments, $1M Identity Protection, our best-in-class resident rewards program, and much more••If Tenant Already Has Acceptable Insurance, the RBP Fee is Reduced to $35.00••More details upon application••$15 Application Fee per Pet••Please Contact Angela Hensley @ 540.226.9336 with All Questions and to Apply.
